Choosing the right Orlando villa is about much more than finding the perfect swimming pool or the right number of bedrooms. The community you stay in can have a huge impact on your holiday, influencing everything from your daily drive to the theme parks to the facilities available when you fancy a day away from the crowds. Whether you’re planning your first Orlando villa holiday or returning to Florida for another magical trip, understanding the differences between the main villa locations can help you make the right choice. At Debbie’s Villas, we’ve helped thousands of families find their ideal Orlando holiday home, so here’s our guide to choosing the community that’s right for you.
Kissimmee, Davenport or Clermont – What’s the Difference?
These 3 areas are among the most popular locations for Orlando holiday villas, but each offers something a little different.
Kissimmee – Ideal for Easy Access to Disney
Kissimmee has long been one of the most popular locations for visitors heading to Walt Disney World. Many of Orlando’s best-known villa communities are located here, making it a great choice if spending as much time as possible at the parks is your priority.
You’ll also find a wide selection of restaurants, supermarkets, shopping centres and family attractions nearby, making it easy to stock up on holiday essentials or enjoy an evening meal after a busy day.
Kissimmee is particularly well suited to first-time visitors, families planning multiple Disney days and anyone who wants plenty of dining and shopping options close to their villa.
Davenport – Modern Villas and Excellent Value
Just south-west of Disney, Davenport has become increasingly popular thanks to its wide choice of modern holiday villas and excellent resort communities.
Many villas here offer generous living space, private pools and contemporary interiors, making Davenport an attractive option for families and larger groups looking for great value.
Although slightly further from Disney than some Kissimmee communities, Davenport still provides convenient access to all the major attractions, including Universal Orlando Resort, making it an excellent all-round location.
Clermont – Peaceful and Scenic
If you’re looking for a quieter base for your Orlando holiday, Clermont is well worth considering.
Known for its rolling hills, beautiful lakes and more relaxed atmosphere, Clermont feels less tourist-focused while still offering easy access to Orlando’s attractions.
It’s an excellent choice for guests who enjoy combining exciting theme park days with quieter afternoons by the pool or exploring other parts of Central Florida. Couples and returning visitors often appreciate Clermont’s peaceful surroundings.
Resort Communities or Residential Communities?
One of the biggest decisions when choosing an Orlando villa is whether to stay in a resort community or a quieter residential neighbourhood.
Neither option is better than the other—it simply depends on the type of holiday you’re planning.
Gated Resort Communities
Resort communities are designed to offer much more than just your villa. Many include impressive facilities that allow you to enjoy your holiday even on days when you’re not visiting the theme parks.
Depending on the community, you may find a large clubhouse, resort-style swimming pools, waterparks, splash zones, lazy rivers, fitness centres, tennis courts, pickleball courts, basketball courts, volleyball courts, children’s play areas and even on-site cafés or restaurants.
These communities are especially popular with families, giving everyone plenty to do without having to leave the resort.
Quieter Residential Communities
Residential villa communities offer a different style of holiday.
Rather than shared facilities, they focus on providing peaceful surroundings, quieter streets and a more relaxed atmosphere. Your private pool often becomes the centre of your holiday, allowing you to enjoy quality time together away from the crowds.
For many guests, particularly those planning to spend most days exploring Orlando’s attractions, a residential community provides everything they need for a relaxing stay.
What Resort Facilities Should You Look For?
Every family holidays differently, so it’s worth thinking about which facilities you’ll genuinely use.
A welcoming clubhouse often becomes the social hub of a resort, with games rooms, seating areas and sometimes organised activities.
Families with younger children may get the most value from an on-site waterpark, complete with splash zones, water slides and lazy rivers that provide hours of entertainment between park visits.
If you enjoy keeping active while you’re away, many communities now feature well-equipped fitness centres, while tennis courts, pickleball courts, basketball courts and volleyball courts offer even more ways to enjoy your downtime.
Choosing the right facilities can make your villa holiday feel like a destination in its own right.
How Close is “Close to Disney”?
One of the questions we’re asked most often is, “How close is this villa to Disney?”
The answer isn’t always as straightforward as it seems.
Generally speaking, villas in Kissimmee are around 10 to 20 minutes from Walt Disney World, depending on which community you’re staying in. Davenport villas are typically around 15 to 30 minutes away, while Clermont is usually between 20 and 35 minutes from Disney.
However, it’s important to remember that Walt Disney World is enormous, covering around 25,000 acres. Reaching the Disney entrance isn’t the end of your journey—you may still have another 10 to 20 minutes’ drive before arriving at Magic Kingdom, EPCOT, Disney’s Hollywood Studios or Disney’s Animal Kingdom.
Traffic, the time of day and your chosen route will all affect your journey, so it’s worth looking at realistic drive times rather than simply choosing a villa advertised as being “5 minutes from Disney”.
Which Orlando Villa Community is Best for Your Group?
The ideal community often depends on who you’re travelling with.
Couples
Couples often enjoy quieter communities where they can relax after busy days exploring the parks. Clermont and smaller residential developments are excellent choices if peace and privacy are high on your wish list.
Young Families
Families with younger children often benefit from resort communities offering waterparks, playgrounds, clubhouses and safe, walkable surroundings. Many of Kissimmee and Davenport’s most popular communities have been designed with families in mind.
Large Families and Groups
Travelling with grandparents, multiple families or a group of friends? A spacious villa in a resort community can offer something for everyone.
While some guests relax by the private pool, others can enjoy the sports courts, clubhouse or waterpark, making it easy for everyone to spend their holiday exactly as they choose.
Finding the Right Orlando Villa
There isn’t a single “best” Orlando villa community because every holiday is different.
Some guests want to stay as close as possible to Disney, while others are looking for fantastic resort facilities or a quieter setting where they can truly unwind after a busy day.
The key is choosing a location that matches your holiday plans, your group and your budget.
Debbie’s Villas offer a carefully selected range of Orlando holiday villas in Kissimmee, Davenport, Clermont and many of Central Florida’s most popular villa communities.
